Greenville Utilities Commission Administrative Building Renovation

The East Group has played an ongoing role in revitalizing this 1970s-era building, with renovations completed in 2003 and again in 2018. Our work focused on improving security, functionality, accessibility, and the overall customer experience, supporting the continued transformation of downtown Greenville.

A key component of the 2018 renovation addressed long-standing stormwater challenges at the main entrance, located within a sunken plaza below the adjacent parking lot. Our team regraded the plaza to direct water away from the building, upgraded drainage infrastructure, and incorporated a linear bioretention planter into the retaining wall system – adding both function and a welcoming visual element. The redesigned site also improves connections to parking, public sidewalks, and the adjacent City Hall, with terraced plazas, seating walls, and landscaping enhancing the overall experience.

Interior renovations included major updates to the first floor to create an accessible lobby and enhance building security. Our team also developed multiple layout options and provided detailed cost estimates to support decision-making. The selected design included HVAC upgrades and modifications, along with comprehensive construction documents covering life safety, demolition, flooring, lighting, and power systems.
