The East Group partnered with a municipal client to develop a transformative vision for a key corridor adjacent to the downtown core and waterfront. This strategic plan reimagines underutilized areas to create a more connected, vibrant extension of the surrounding district.

The conceptual design explores opportunities for mixed-use and residential development, adaptive reuse of existing structures, and improved on- and off-street parking.

Transportation recommendations include roadway improvements, including a potential road diet, to enhance safety, circulation, and the overall streetscape.

Pedestrian connectivity is central to the plan, linking downtown to the waterfront through inviting public spaces and active corridors. Infrastructure strategies address utility access and upgrades, along with stormwater approaches designed to protect nearby natural resources while supporting long-term growth.
